How Mortgages Work in Turkey

 

As often is the case, things are done differently in Turkey. First of all, you need to know which property you intend to buy, as the lending bank will require a copy of the title deeds. You will also need to have obtained the military check, which can take up to 4 months.

Once you have gathered this information (of course we will be assisting you with all of this), then the lending bank will send out an appraiser to value the property. The bank will then assess how much it is willing to lend, this is generally 60-75% of the appraised value (not purchase value).

 

 

Documents Required For Mortgage Application:

* A non-resident mortgage application form (provided by the lending bank)

* Tax ID number, obtained from the local Tax Office (we will help you with this).

* The title deed of the property you intend to buy.

* Security check obtained from the military authorities in Turkey.

* A notarized copy of your passport.

* A utility or telecommunications bill in your name as proof of address in your home country.

* Most recent bank statements for at least 3 months.

* Most recent wage slips for at least 3 months, preferably signed by your employer.

* Most recent tax statement (e.g. your P60).

* All official documentation of other assets you hold.

* All official documentation for any financial obligations you may have.
